Use the rental income schedule (IR3R) for each rental property on an income tax return. If you've already filed the return with Inland Revenue, you can't add a new or additional IR3R to it through APS NZ Tax. Add it in myIR instead.
What you'll see
You can file an original return with a single IR3R or multiple IR3Rs attached, and it will lodge successfully. This works as designed.
If you then try to send a new IR3R, or an additional one for another property, for a return that has already been filed, the amended return lodgement will fail.
⚠️Warning: Don't try to add a new or additional IR3R to a return that has already been filed. The amended return lodgement will fail.
Which returns are affected
The restriction applies to any primary income tax return that an IR3R can be attached to. This includes the following cloud returns:
IR3 return.
IR3NR return.
IR4 return.
IR6 return.
IR7 return.
Add the IR3R in myIR
Use myIR to add the IR3R to the filed return, then bring your client's cloud return into line with it.
Log onto myIR, open the tax return, and add the IR3R.
Check that the figures carried into the income section of the return are correct.
Update your client's return in the cloud so that it matches what you filed in myIR.
Avoid this issue
Check all rental property information, and attach an IR3R for every rental property to the original return.
